Pricing & Estimates

Pricing & Estimates

How much does it cost to paint a house?

The cost of painting a home depends on several factors, including the size of the home, number of rooms, surface condition, amount of preparation required, number of coats, paint products selected, and accessibility. We provide detailed estimates so you know exactly what is included before work begins.

How do I get a painting estimate?

Contact Brengle Family Painters to schedule an estimate. We'll evaluate the project, discuss your goals and color choices, review the condition of the surfaces, and provide a detailed proposal outlining the recommended work and pricing.

Preparation & Process

Preparation & Process

What type of paint do you use?

We use professional-grade paints and coatings from trusted manufacturers. The specific product is selected based on the surface, location, desired finish, durability requirements, and project conditions.

How many coats of paint do you apply?

Most projects receive two finish coats when needed to achieve proper coverage and a uniform appearance. The number of coats can vary depending on the existing color, new color, surface condition, and paint product.

Do you include surface preparation?

Yes. Proper preparation is an important part of our painting process. Depending on the project, preparation may include scraping, sanding, caulking, filling holes, cleaning, priming, and repairing minor surface imperfections.

Can you paint over old paint?

In many cases, yes. Existing paint must be properly bonded and in suitable condition. Loose, peeling, or failing paint needs to be removed or stabilized before new paint is applied.

Do you scrape peeling paint?

Yes. Areas of loose or peeling paint are scraped and properly prepared before new coatings are applied. Extensive deterioration may require additional preparation or repairs.

Do you prime before painting?

Primer is used when it is beneficial or required for proper adhesion, stain blocking, bare substrates, or significant color changes. Not every surface requires full primer coverage, and we determine the appropriate preparation based on the condition of the surface.

Do you repair holes and cracks before painting?

We can repair minor surface imperfections such as nail holes, small cracks, and minor drywall damage as part of the preparation process when included in the estimate. Larger repairs may require additional work.

Can you repair drywall?

We can handle many minor drywall repairs associated with a painting project. Larger or structural drywall repairs may require a separate scope of work or a specialized contractor.

Do you caulk trim before painting?

Yes. Caulking appropriate gaps and joints is an important part of achieving a clean, finished appearance on interior and exterior trim.

Do you clean up after painting?

Yes. Cleanup is part of our painting process. We remove masking and protective materials, collect job-related debris, clean the work area, and leave the space in a neat condition.

Interior Painting

Interior Painting

How often should I repaint my interior?

Interior walls typically need repainting every 5–10 years, but high-traffic areas such as hallways, kitchens, bathrooms, and children's rooms may need attention sooner.

Do you paint ceilings?

Yes. We paint ceilings as part of interior painting projects and can recommend the appropriate ceiling coating based on the room and existing surface.

Do you paint trim and doors?

Yes. We paint baseboards, door casings, window trim, doors, crown molding, wainscoting, and other interior trim.

What sheen should I use for interior walls?

Eggshell and satin are popular choices for interior walls because they provide durability while maintaining a relatively low sheen. The best choice depends on the room, lighting, desired appearance, and cleaning requirements.

What sheen should I use for trim?

Satin, semi-gloss, and other durable enamel finishes are commonly used for trim and doors. We can help recommend a finish based on the desired appearance and level of durability.

What paint is best for bathrooms?

Bathrooms generally benefit from a quality washable coating that can handle moisture and frequent cleaning. Proper ventilation and surface preparation are also important.

What paint is best for kitchens?

A durable, washable interior paint is typically a good choice for kitchens. Areas such as cabinets, doors, and trim may require specialized enamel coatings for additional durability.

How long does interior paint take to dry?

Drying time varies based on the paint product, temperature, humidity, ventilation, and thickness of the application. Although paint may feel dry within several hours, full curing can take considerably longer.

How long should I wait before putting furniture back?

Furniture can usually be returned once the paint has sufficiently dried, but we recommend handling freshly painted surfaces carefully and avoiding contact or abrasion until the coating has had adequate time to cure.

Do I need to leave my house during interior painting?

Not necessarily. Many homeowners remain in their homes during painting projects. We can discuss ventilation, access, scheduling, and which areas will be unavailable during the project.

How do you protect my furniture and floors?

We use appropriate drop cloths, plastic, masking materials, and other protective coverings to protect floors, furniture, fixtures, and surrounding surfaces.

Do I need to move my furniture before you arrive?

We recommend removing small, fragile, and valuable items from the work area. Depending on the scope of the project, we can move standard furniture as agreed upon in the estimate.

Will there be a strong paint smell?

Modern professional paints are generally much lower odor than many older products. However, some odor may be present during and shortly after application. Proper ventilation can help reduce lingering odors.

How do I prepare my home before interior painting?

We recommend removing fragile and valuable items from the work area and clearing access to walls, trim, doors, and other surfaces being painted. We will discuss any additional preparation requirements before the project begins.

Exterior Painting

Exterior Painting

How often should I paint the exterior of my house?

Most homes need exterior painting approximately every 5–10 years, although this can vary depending on the siding material, paint quality, weather exposure, and previous preparation. We can evaluate your exterior and recommend the appropriate timing.

Do you pressure wash before exterior painting?

When appropriate, yes. Exterior surfaces are cleaned to remove dirt, mildew, algae, chalking, and other contaminants before painting. The cleaning method depends on the type and condition of the surface.

Do you paint siding?

Yes. We paint a variety of exterior siding materials, including wood, vinyl, fiber cement, and other paintable siding products. We evaluate the existing surface to determine the appropriate preparation and coating system.

Can you paint vinyl siding?

Yes. Vinyl siding can often be painted successfully when properly prepared and when appropriate colors and coatings are used. We select products designed for the surface and take the siding manufacturer's recommendations into consideration.

What happens if it rains during an exterior painting project?

Exterior painting schedules depend on weather conditions. Rain, high humidity, extreme temperatures, or other unfavorable conditions may require us to delay work until the surfaces and conditions are suitable for painting.

Can you paint in cold weather?

Some exterior coatings can be applied in cooler temperatures, but every product has specific application requirements. We follow the manufacturer's recommendations for temperature, humidity, and surface conditions.

Can you paint in hot weather?

Yes, when conditions are suitable. However, excessive heat and direct sunlight can affect drying and application. We may adjust our schedule to provide the best possible results.

What time of year is best for exterior painting?

Spring, summer, and fall can all be suitable depending on weather conditions. The ideal timing depends on temperature, humidity, precipitation, and the specific coating being used.

How long does exterior paint last?

A quality exterior paint job can last approximately 5–10 years or longer depending on the substrate, preparation, coating system, exposure to weather, and maintenance.

Can you paint in direct sunlight?

Direct sunlight can cause paint to dry too quickly and may affect the finish. We plan our work around sun exposure when necessary to maintain proper application conditions.

Do you paint decks and porches?

Yes. Depending on the condition and material, we can paint or stain decks, porches, railings, steps, and other exterior wood surfaces.

Do you paint fences?

Yes. We can paint or stain many types of wood fencing. Preparation and coating recommendations depend on the existing finish and condition of the fence.

Do you paint shutters?

Yes. We can paint exterior shutters and other decorative exterior features. The appropriate preparation and coating depend on whether the shutters are wood, vinyl, composite, or another material.

Do you paint garages?

Yes. We paint garage walls, ceilings, trim, doors, and other paintable surfaces. Floor coatings such as epoxy or specialized floor coatings can also be discussed separately.

How do I prepare my house for exterior painting?

Exterior preparation may include moving outdoor furniture, decorations, grills, planters, and other items away from the work areas. We will identify any additional preparation needed during the estimate.

Cabinets, Colors & Specialty Surfaces

Cabinets, Colors & Specialty Surfaces

Do you paint cabinets?

Yes. We offer professional cabinet painting and refinishing. Cabinet projects require careful cleaning, preparation, sanding, and application of appropriate coatings to achieve a durable finish.

Can you paint kitchen cabinets without removing them?

Some cabinet components can be painted in place, while doors and drawers are often removed for better preparation and access. The exact process depends on the cabinet construction and project requirements.

Can you paint over wallpaper?

Sometimes. The wallpaper must be securely bonded and in suitable condition. Depending on the type and condition of the wallpaper, removal may be recommended before painting.

Do you remove wallpaper?

Wallpaper removal can be included in some projects. The amount of labor required depends on the type of wallpaper, adhesive, number of layers, and condition of the underlying wall.

Can you paint over stained or varnished wood?

Yes, in many cases. Proper cleaning, deglossing or sanding, and the appropriate primer are important to ensure adhesion and a durable finish.

Can you change a dark color to a light color?

Yes. Significant color changes may require additional preparation or coats to achieve complete and uniform coverage. We can recommend the best coating system for the color transition.

Can you help me choose paint colors?

Yes. We can provide guidance based on the home's architecture, existing finishes, lighting, and overall style. We recommend testing colors on the actual surface before committing to a final color.

Will you match an existing paint color?

We can work with an existing color or have a paint store match a sample when possible. Keep in mind that existing paint may have faded or changed over time, so an exact visual match cannot always be guaranteed.
